What to Expect

Home additions are significant undertakings with many factors to consider—design, structure, materials, and budget all play a role. Once we’ve had a chance to hear your goals and evaluate the space, we can start developing a detailed plan and realistic budget.

 

To give you a rough idea of cost:

  • Small single-story addition: starting at $100,000-$150,000
  • Two-car garage: typically starts from $80,000–$100,000
  • Larger or multi-level additions: starting at $150,000+

These estimates reflect the use of high-quality building products, modern systems, and mid- to high-end finishes inside and out.

We know there are cheaper options out there—but we don’t cut corners. We don’t use substandard materials or quick-fix techniques that compromise long-term performance. When you work with Image Contracting, you’re investing in craftsmanship that’s built to last.

Important Considerations

When you choose a company to build your addition, the foundation matters. Image Contracting never builds living space on posts or piers. We build every addition on a full poured foundation. This protects structural integrity, improves insulation, shields electrical and plumbing systems, and reduces the risk of pests and rodents. Many contractors rely on piers to cut costs, which lowers their price and the quality of the final build. Make sure you compare the actual construction method when reviewing estimates.

Will my addition look like part of the original house?
Yes. Our goal is to design and build additions that blend seamlessly with your existing structure. We match siding, roofing, trim, and architectural details to ensure a cohesive look inside and out.

Do you handle permits and zoning approvals?

Absolutely. We take care of all necessary permits, inspections, and code compliance. We also help navigate any zoning restrictions that may apply to your property.

How long does a home addition typically take?
Timelines vary depending on the size and complexity of the project. A simple garage addition might take 6–8 weeks, while a multi-room expansion can take several months. We provide a detailed project schedule before work begins.

Can I live in my home during the addition?
In most cases, yes. We take extra care to minimize disruption and maintain a clean, safe job site. If certain phases require limited access to parts of your home, we’ll communicate that clearly in advance.

Do you work with architects or provide design services?
While we offer in-house design services, we’re also happy to collaborate with your architect or designer to bring your vision to life.

Do you offer financing options?
Yes! We do have financing options available through a third party financing partner. We have no interest in the financing other than facilitating the project. We have also worked with many local banks and credit unions and can offer recommendations for a Home Equity Line of Credit (HELOC) or construction loan.

Our Portfolio

Virtual New Home

This project we completed in Litchfield, NH is a particularly dramatic example of an addition, as the project involved virtually every room in the existing home. The addition was an expansion of an existing mudroom and open catwalk above which joined the main home to the garage (the master bedroom was above the garage).

The addition added a bedroom, relocated the mudroom and doubled the size of the kitchen.

Other parts of the poject included adding 3 dormers across the front of the existing home, raising the mudroom floor 18″ to the level of the kitchen, installing a brand new gourmet kitchen and appliances, installing a few new windows and doors, a new roof, and re-siding the house.
